Home staging and a good pricing strategy are factors that can speed up the sales process
A potential buyer enters a real
estate portal. See a photo of a living room with antique furniture, a
dusty rug, and curtains that kill the light. It passes by. If the
image shows a bright space, modern furniture and cozy tones, it will probably
stop. An image is worth a thousand words and, in the real estate sector,

according to the Home Staging Association of Spain (AHSE). Most of the

with the originals, to more elaborate formulas such as painting or doing some
reform," explains Clementina Chereguini, of The House Home Staging.

Then, a quality photo shoot is
done. Objective: seduce the potential buyer in no more than two minutes,
the key time for that first impression. How much does the set-up
cost? "From € 300 in a furnished house to € 1,200 if you have to fill
it with all the basic furniture that creates a feeling of nest, of home,"
says Chereguini. Thanks to home staging, the house can be sold between 5
and 10% above what was planned, according to the AHSE association.
Sales strategy
The price of the
property is also essential to sell quickly. You have to fix it
realistically: a third with a terrace is not the same as an interior
basement. The most willing buyers appear in the first weeks, when the home
is new to the market. At an appropriate price, we will receive formal
purchase offers. From the first month, attention will start to drop, our
apartment will be left behind in the pages of real estate portals and buyers
will look for the latest offers.
